Where many local property management websites tend to bury or vaguely display their fee schedules, our Henderson property management fees are straight forward and competitive.

While you’re shopping the costs associated with hiring a local property management company, keep in mind that Shelter Realty has no hidden fees, and our overall rates are extremely competitive due to the fact that we manage over 600 properties and can negotiate volume discounts with our vendors and maintenance contractors.
Our initial setup / admin fee is $299.00 but Shelter Realty is currently waiving the fee if you sign up for our services prior to December 31st, 2016 and 8% per month (minimum $80), which covers all other management and accounting responsibilities.
Reserve requirements are only $250.00 (depending on square footage), which we collect to cover the immediate costs of minor repairs and maintenance work.
Shelter Realty Saves Landlords Money The Following Ways:
1. No Tenant Renewal Fee –
You’ve probably found that many property management companies will charge an average of $100-$300 if a tenant renews their lease, however, Shelter Realty does not have a renewal fee.
2. Maintenance / Administrative –
We’re not building a business on charging our clients miscellaneous fees to coordinate the repairs. And since we manage over 600 local residential properties, our vendors and maintenance contractors tend to give us volume discounts.
3. No Advertising Fee –
While our online marketing and property syndication systems give our landlords a competitive advantage reaching potential renters on the web, we do not charge anything for Internet advertising.
Between a series of strong search engine marketing campaigns, single property web sites and an aggressive Craigslist advertising schedule, Shelter’s online presence has a proven history of getting properties rented within 20-45 days.
Obviously, if you request offline advertising, such as newspapers or other related print classifieds, those charges will be passed back to the landlord.
Keep in mind though, many of our rental properties have been successfully rented out strictly from our overwhelming online presence, as well as through the MLS and REALTOR partner relationships.
Our accounting systems are run on Buildium.com, which is the most advanced property management software available to manage all landlord / tenant statements, online bill pay, maintenance requests… and all other secure and sensitive information.
Our landlords and tenants can access their accounts online through a secure login on our website.
However, each month we will provide you with a detailed report showcasing all income, expenses, maintenance requests and repairs.
Our landlord reports are sent out no later then the 15th of each month, and owner proceeds are distributed by the 10th of each month by direct deposit.
Additionally, a 1099 tax form will be provided at years end for all tax and accounting purposes.
